Connecting tenants to great properties. we will conduct the necessary number of private viewings until your property is leased with our dedicated full-time Leasing consultant. We utilise state-of-the-art online booking systems for prospective tenants. Most of our leasing happens after hours, just when your prospective tenant wants to see your home. CHANGE TO EMPIRE
IT'S EASY
Changing to Empire is easy, once you have contacted us and have decided to utilise our services we will run through the following steps. We will run through the details on your current Managing Agent contract to see if you are still in a fixed management term. If you are in a fixed management term there are two options:

Option 1 – Wait for the contract period to end/ notice period to finish and we will then arrange to pick up the paperwork and keys from your old agent at the expiry date

Option 2 – Payout the current agents management fees and come across now.
If you choose this option, we will manage the property for free so you are not paying two management fees.

We will assist you in organizing a letter/email to your current Agent terminating their services

After you have sent a letter/email to cease your current Agents services we will do everything from there

We will send you agent notice that we will be managing the property and will request tenants details

We will call your tenants and advise that we are the new managing agent and arrange for rent payments to be made to us from the changeover date and email and post a welcome pack of information

We will collect all relevant documents needed from your current Agent on the handover date including keys

COURT
Attending, preparing and the cost of court can add to an already stressful situation, at Empire, we do not charge our owners for our Court preparation and attendance, for tenants that require eviction via the court or to retrieve bond costs. (Note unless the cost is covered in a required Landlord Protection Insurance Claim).

PREPARING YOUR PROPERTY
LEGISLATION & COMPLIANCE
SMOKE ALARMS & RCD’S
The installation of mains powered smoke alarms and at least two residual current devices is mandatory for all residential homes within Western Australia. Mains powered smoke alarms & at least two RCD’s (protecting all power and lighting circuits) are required to be fitted before offering the property for lease.
MINIMUM SECURITY REQUIREMENTS
The lessor is responsible for the property having a minimum level of security in place.
The minimum security relates to door locks (eg deadbolts/deadlocks on all external doors), and requirements for window locks and exterior lights.
BLINDS & CORDS
It is essential that Owners ensure blind/curtain cords or chains on their rental premises are safe for children. Under the law, an Owner has a duty of care to tenants, as well as anyone the tenant invites into the property and must ensure the premises are safe to live in. If a child dies or is injured on the rental premises as a result of a blind/curtain cord or chain injury, the landlord may be sued for negligence. Even if the tenants do not have children, a court could consider that it was reasonably foreseeable that the tenants may have children visiting the home from time to time.
LANDLORD INSURANCE
Landlord insurance covers you for tenant-related losses. Things like loss of rent due to a tenant breaking their lease or being evicted, or damage caused to your contents by tenants, like drink spill on carpets. Other insurance may not cover these events, and very often, the bond won’t be enough to cover the associated costs.
SWIMMING POOL
There are specific laws in WA that mandate the installation of a safety barrier/fence to enclose private swimming and spa pools. The laws are intended to protect the safety of young children by restricting their access to the area containing the swimming or spa pool.
