STRATA EMERGENCY TROUBLESHOOTING

If you appoint a contractor to attend to emergency works you will need to ensure payment to the contractor yourself.
​
Reimbursement may be possible for common property issues, but if the emergency is due to an individual unit or resident, the fees are the responsibility of the lot owner or resident.

WATER & GAS EMERGENCIES
Gas Leak

Shut off the gas mains in the meter box.

If the smell of gas is inside, open the doors and windows for fresh air. 3. Ensure that no gas appliances are left on without ignition.

If after hours, contact ATCO on 13 13 52 for further instructions.

Major Water Leak / Burst Pipe

Turn off the water at your isolation valve (if unsure of the location, contact the Water Corporation for help on 13 13 75).

If after hours, contact the Water Corporation for advice.

Soak up all excess water and dry out any affected items. Take photos for your strata manager/ insurance claim.

Leaking Hot Water System
Turn off hot water system tap or switch off isolation vales / mains water.
​
No Water or Discoloured Water

Check the Water Corporation website for any outages or works that may be in progress that may affect the water quality.

If no outages or issues are listed on the website, call the Water Corporation on 13 13 75.

ELECTRICAL & POWER LINE EMERGENCIES
Fallen Power Lines

Contact Western Power immediately on 13 13 51 and do not approach the area within 8 meters.

No Power

Check if any RCD switches have tripped.

Unplug all appliances and check them individually for faults. Proceed to plug each item in one at a time to see if there is a fault with any of the appliances. This would be noted if the RCD trips again when a certain item is plugged back in or the circuit is overloaded.

Lost Keys / Locked Out
If you are locked out of the property, you will need to phone a licensed and insured locksmith. Please note that you will be responsible for the cost of attendance.

Lift Fault
Residents onsite experiencing lift issues should contact the lift contractor to explain the fault. The contractor will arrange repairs or send a technician.

Vehicle Gate not Functioning

Contact Empire to advise gate is stuck open / shut

Wait for a person with a gate override key to open the gate.

Do not attempt to move or handle the malfunctioning gate.

If the gate is stuck in an open position, remove valuables from any vehicles left outside.

Alternate arrangements should be made if your vehicle cannot exit the secured area.

Our Strata Manager is available during business hours, but we have an after-hours paging service for emergencies. For urgent situations affecting common property, please call 0433 666 133 between 4:00 PM Friday and 9:00 AM Monday, including public holidays.
