At Empire, we believe in providing a comprehensive service to strata title developments at a ‘no cost’ policy to Developers. The following are just a summary of the services we offer:

Preparation of proposed strata budgets, including engaging the use of external service providers in relation to the forecasting of administration and reserve fund requirements

Preparation of the strata Management statement and Schedule 1 & 2 By-laws for the project

Preparation of the Strata pre-contractual disclosure statement to the buyer

Assist your development team and liaise with external advisors to the project (solicitors, local authority offices, valuers, settlement agents and project marketing personnel)

Provide guidance and advice in relation to the strata scheme, including specific advice relating to common property, lot boundaries and exclusive use areas

Establish required strata company records in accordance with the provisions of the Strata Titles Act 1985

Obtain quotes for insurance coverage for the property and arrange insurance

Prepare and convene the First Annual General Meeting of the strata scheme

ABN registration of strata company (and GST if applicable)

Preparation and issue of section 110 certificates

At Empire Estate Agents we acknowledge the diversity and complexities involved in strata title development and as such, have broken it down to assist you in understanding the general steps involved when setting up a strata title development:
Step 1: Appoint a Strata Managing Agent
Decide which strata managing agency you will appoint as your agent during the set-up stage and during the initial period.
Step 2: Setting up the Strata Scheme

We will prepare the notifiable information to be given to prospective buyers

We will liaise with you on preparing budgets, assist with by-law preparation, obtain insurance quotations and obtain any other service quotation required during the set-up stage.

We will obtain quotes for additional services such as lifts, air conditioning maintenance, landscaping and other services required for the complex

We will issue and prepare at the prescribed fee Section 110 Certificates
Step 3: Developer Meeting
Upon registration of the strata plan at Landgate a meeting will be arranged with you. At the meeting we will need to discuss insurances, budgets, common seal and to determine if strata levies should be struck or not during the initial period.
Step 4: First Annual General Meeting
Within 3 months after the registration of the
strata plan the First Annual General Meeting is required to be called. We will prepare the Agenda and all associated documents, and Chair this First Annual General Meeting. At this meeting the strata council is elected, levies raised if needed, insurance decisions resolved and other matters associated with the scheme agreed.
Step 5: Strata Management
Once the First Annual General Meeting is held
and motions are resolved accordingly in particular ‘appointment of strata managing agent’, the Owners Corporation can now move forward to carrying out its day to day duties under the Strata Titles Act 1985.
